Housing & Residential

When planning permission is sought to create, extend or alter a residential dwelling in the vicinity of a noise source such as a road, a railway line or an area of industrial or commercial activity, then a robust environmental noise survey and noise assessment in line with the relevant British Standards (i.e BS8233), ProPG, Client or Local Authority Requirements may be required in order to appropriately safeguard the amenity of future occupants.

Unsurprisingly, then, the impact of environmental noise upon proposed residential development is a key consideration for planners, architects, developers, contractors and clients alike – and the need for an expert residential noise partner has never been more important.

inacoustic has over 50 years of in-house experience in delivering industry-leading noise consultancy to residential projects of all scales and complexities, and counts some of the country’s most successful residential developers and planning consultancies as core clientele.

We’ve undertaken hundreds of successful noise assessments for residential planning, in which we’ve calculated and modelled environmental noise impacts to ensure that our clients’ residential developments are fit for occupation – both internally (in bedrooms, living rooms etc.) and in external amenity areas such as gardens.

Where mitigation is required, we’re able to confidently advise upon optimal scheme layout and building orientation, to design and model effective physical noise mitigation strategies (such as external fencing or shielding) and suggest practical yet financially achievable specifications for the sound insulation scheme (including the building façade, roof, glazing and ventilation) which enable our clients to progress their schemes in the most acoustically and commercially suitable way.

inacoustic can help developers throughout all of the RIBA stages, from concept to completion, including feasibility studies, spatial coordination to sound insulation design and pre-completion testing for Approved Document E.

From urban conversions to residential tower blocks and multi-thousand-unit greenfield EIAs, no residential site is too large or small for our team and we’re always happy to discuss your project with no obligation.
